Joe Fiandaca leads valuation at Paramount Property Tax Appeal, appraising the firm’s most complex assignments and presenting cases before Assessment Appeals Boards in counties throughout California. He applies more than 35 years of real estate and appraisal experience to help clients secure fair market roll values. He also directs valuation and appraisal training for the team and guides the technical growth of the practice.
About Joseph Fiandaca
Joe Fiandaca came to appraisal through the business side of real estate. He began in retail management in 1978 and moved into corporate recruiting with Computer City and CompUSA before joining Western Auto/Parts America as New England Regional Recruiter, where he identified new store locations and negotiated leases. That work pulled him toward acquisitions and prompted a full career change. In 1998 he began performing fee-based commercial appraisals for major national and regional banks, covering vacant land, industrial, medical and assisted living, auto dealerships, subdivisions, and multifamily projects. He later founded Fiandaca Appraisal Services, took on high-end and complex assignments, and added property tax appeals in 2010 across Los Angeles, Orange, Riverside, and San Bernardino Counties. From the early 2000s through 2015 he served as primary appraiser for the City of Redlands, advising the city council on highest and best use of municipal real estate assets.
He joined Paramount Property Tax Appeal in 2018 and now serves as Executive Director and Chief Appraiser. He values complex properties and presents cases before Assessment Appeals Boards in counties throughout California, drawing on more than 35 years in real estate and appraisal. He leads valuation and appraisal training for the firm and helps direct its growth. His coursework through the Appraisal Institute spans highest and best use, advanced sales comparison and income approaches, commercial appraisal review, easement valuation, and expert witness testimony.
Joe built his career on a single conviction: that an assessment should reflect what a property is actually worth, supported by evidence a board can verify. He lives in Mission Viejo with his wife, Suzanne. They have two children and three grandchildren, and Joe has served as an usher and greeter at his church for over 35 years.
